STR Turnover Pricing: 1-Bed vs 3-Bed in Houston
Hosts ask for “a clean” as if every listing is the same house. A studio off I-10 and a 3-bed in Cinco Ranch are not the same job. We price turnovers by bedroom so the quote matches the clock.

That is a whole-home guest-ready clean: kitchen, baths, linens if you supply the next set, floors, trash. It is not a spring deep clean and it is not a move-out.
What the 1-bed $100 actually covers
Studio or 1-bed. One kitchen, usually one bath, one sleep space. Same-day window is realistic if keys work and linens are on site. See the turnover checklist for the room-by-room list.
What the 3-bed from $165 adds
Two extra bedrooms to strip and remake. Often a second bath. More floor, more living area, more Houston humidity on more tile. Most hosts book this size. Extra time is the living room and kitchen after a full weekend, not a different chemistry.
What is not in a turnover
- Oven interiors, inside the fridge beyond spills, inside cabinets
- Windows, house wash, driveway, gutters — that is exterior work
- AC repair. A dirty filter we can flag; a dead unit goes to a partner via AC maintenance
