Richmond’s split personality
Pecan Grove and the older 77406 streets sit under pecans and live oaks that load gutters in spring and fall. Harvest Green and the newer west pockets are HOA-tight and still collecting irrigation stain and pollen. Clay soil plus overflow is how slabs move. Gutters here are maintenance, not a stunt on a ladder after the first tropical rain.
US 59 puts Richmond on the same day as Rosenberg and Sugar Land. We would rather have your calendar than a Saturday emergency.
