Same-Day Airbnb Turnover: 11am Checkout, 3pm Check-In
Four hours looks like plenty on the calendar. In Houston it is a 1-bed with working keys and linens on the shelf — or it is a 4-bed in Cinco Ranch with a dead lockbox and one set of sheets in the dryer. The difference is not effort. It is setup.
We take same-day windows. We do not invent time. Book the turnover by bedroom count.
What has to be true by 11:15
- Guests actually out, or a clear “they left” text
- Keys / code that still works
- Next linens on site
- Gate code if the house sits in an HOA
That list is also in what to have ready and the full checklist.
What we can finish before 3
A 1-bed at $100 is the size this window was built for. A 3-bed from $165 is doable if we are not starting at 12:40. A 5- or 6-bed same-day with a 3pm check-in needs an earlier checkout or a later arrival. See pricing by size.
Houston traffic between Sugar Land, Katy, and Richmond is part of the clock. We are strongest west of Houston, which is why a Katy-to-Katy same-day is more realistic than a surprise listing inside the Loop at 1pm.
When to say no to 11–3
- Checkout slipped and nobody told anyone
- Linens are at the owner’s house in another zip
- The last stay left a bio mess or a soaked carpet — that is not a standard turnover
If the indoor reset is fine but the house also looks tired from the street, schedule exterior washing on a different day. Do not burn the 3pm guest on a house wash.
